Govan Brown began working with MEG Energy in 2015 and the partnership was critical to ensure the project came to fruition. Shortly after partnering the energy sector took a hit due to oil prices which stalled the start of MEG’s project. This was an opportunity to truly leverage the Design Build / Construction Management partnership. Our team was able to capitalize on the stalled start and mitigate future roadblocks by working diligently with the design team and the client during the extended pre-construction period on creative phasing, budgeting, and constructability. Govan Brown’s foresight and work with the owner on these strategies kept the project viable to client stakeholders despite a regional recession. Our team has also been critical to scheduling the construction of the 5 floors and working with the Client to establish detailed monthly cost reports which the client used to obtain TI allowances from Oxford and ensure that they were always case flow positive throughout the project. The 140,000 square foot project includes a full tenant fit-out of 5 floors; the top being an executive floor and the 21st is a computer server room. All 5 of these floors are linked by an internal staircase that spans the 19th to the 25th floor and was built in tandem with the tenant work. Our team worked closely to complete the project in phases so MEG could take control of specific floors and commence moving staff into the new space. The phased turn over created additional challenges as we had to carefully coordinate our work so as not to disturb the new occupied portions of the building. Leveraging our collaborative approach with the design team and client we managed to deliver the aggressive construction schedule on time and on budget.
